Best Outdoor Dining Las Vegas

The best outdoor dining in Las Vegas is on a lake.
On Lake Jacqueline in the community of Desert Shores you’ll find Garfield’s. I seriously don’t think you will find a better atmosphere for family dining; it’s a special place with special people. Garfield’s is a family restaurant with a French twist.

The restaurant has a nautical feel and the patio dining, on the water, is wonderful. The Las Vegas weather is so conducive to this style of dining, especially as we enter the month of September.

Garfield’s is named in honor of Sir Garfield Sobers, Knighted by Queen Elizabeth II on the playing fields of Barbados in 1975. Sir Garfield is considered the greatest all-around Cricket player of all time.

I was the guest of Executive Chef Jean-David Groff-Daudet, “Chef JD,” for an afternoon lunch. The Chef suggested their Panini Seven Hours Leg of Lamb with roasted peppers, Harissa dressing on Ciabatta Bread. The sandwich was delicious and perfect for an afternoon meal on the lake.

Todays Tip To Sellers
Based on an experience we had today:

Today, saturday at 2PM we phoned for an appointment to show a home to buyers. The answer, no please don’t come on Saturday. I had a bad week. I slept in today. I’m in my nightgown. Come next week some time.
Goodness, isn’t saturday when most people can go see homes.
Oh well. The tip: Need I say it.
Sellers, Kick The Tenant Out First

I know I know, you need the rent. But trust me, you have a better chance selling your home if you sell it without a tenant. Price it right, stage it, and remove the renter is my advice.
Buyers have a lot of choices. Today I had a list of homes to show, the list culled from many by our buyers. Every home on the list was a possibility. More than one was rented. Renters have rights, you just can’t pop in. You are to meet their schedules.
Guess what? With so many choices of homes out there, and none of the renters ready, willing, or able to meet our schedule we move on to other homes.
Sorry owners, tenants got in the way.
Now, did you really want to sell that home?

Been Around A Short Sale Lately? Why Would Someone Do A Short Sale?

This is part 3 of a series on short sales: Why would someone do a short sale?
The logic seems wierd in a way, doing something your mother taught you not to do. However, that’s what the advantages are – doing what may seem wrong for the wrong reasons.
The reasons to do a short sale are few and they are simple.
- To damage your credit less than a foreclosure would.
- To live in the house for a period of time without paying the mortgage.
It seems to be the common opinion that if you sell your home via a short sale that you can qualify for a home purchase years before you would through a foreclosure. Your credit is hurt, but not as severely.
The second reason came to light in a conversation with a home owner yesterday. The lady is days from foreclosure and on the street. No credit no money. She had been paying as much as she could on the mortgage as an employee of the lender had encouraged. She believed in her foolish heart that would stave off a foreclosure and a miracle would happen allowing her to stay. That just ain’t happening.
Had she accumulated the money she had been paying to the bank she would have had some resources to do some sort of rental.
In the conversation I discovered she had 6 dogs. Thats a diffeent problem.
